Before I moved to this area, I worked as a real estate agent in NYC. I began with extensive training offered by Century 21, then joined MJ Raynes RE, moved onto William B. May, and there spent several years developing skills geared towards the investment RE market.

I was perfectly positioned then to assist my clients who had anticipated the RE market crash of the late 80’s. I eventually joined Morgan Barrington as Director Of Investment Sales. During those years I began visiting this region. My RE philosophy remains one in which the investment potential of purchasing RE is my primary focus in guiding my customers & clients.

A Philadelphia native, Jessica spent all her childhood summers on an apple orchard in Columbia County and became a full-time resident in 1994. She has been a hydroponic farmer and has grown gourmet mushrooms for localrestaurants.

Having been a stay-at-home mom to two young daughters for six years, Jess’ love of working with people and her interest in real estate led her to Beach and Bartolo and is proud to join its professional and well respected team.

Jess also volunteers for a local charity and is a free-lance reporter for a local newspaper.

Why Buyers Need Their Own Agent in Today’s Market

For most buyers, searching for a new home begins Online. Sites such as Zillow.comTrulia.com, and Realtor.com get their data directly from local Multiple Listing Services (MLSs). Typically, when a buyer sees a property of interest, they often contact the listing agent for additional information, or to arrange a showing. Here is where buyer beware comes into play. That listing agent has a written contract with the seller to represent the seller’s interest in the sale, by attempting to sell the house at the highest price possible. When a buyer visits the property, they will be required to sign a NYS Disclosure, indicating that the listing agent will now be a Dual Agent, meaning they will represent both the buyer and seller. In such a case, the agent is prohibited from offering any guidance or help in the negotiations when a buyer wants to make an offer. If, on the other hand, the agent does not choose to represent both parties, then the buyer is considered a customer, and the agent will continue to only represent the seller. This leaves buyers without their own agent and representation. Not a smart move. Here’s a better idea. Rather than starting a search for properties in the area, instead search for an agent who is experienced in that market. They know the area, and very well may already know the properties. If they don’t have firsthand knowledge of a specific property, a Buyer’s Agent can preview homes, which saves a buyer time. When it comes time to make an offer, a Buyer’s Agent is very experienced in negotiations, and local market values, which can save buyers thousands in the purchase price. And finally, the Buyer’s Agents fees are typically paid for by the sellers. Now more than ever, with multiple offers very common, you should have your own agent. Don’t shop without one.

Brian fell in love with real estate 24 years ago when he bought his first home in Boston. He became so enamored with the whole process and the thrill of finding that perfect home that he put that passion to great use over the years by helping several friends navigate the waters on their way to finding the perfect home too, all while buying and selling several of his own. So, when he and his husband bought a weekend home in Austerlitz 13 years ago, it was only natural to begin a discussion of putting that passion to use in a more formal way once he was ready to leave the corporate world!

6 years ago Brian got his real estate license, 4 years ago he and his husband moved full time from NYC to their home in Austerlitz and the rest as they say is history! Brian brings over 30 years of business acumen to his career in real estate, having spent countless hours negotiating for and supporting his clients. This business knowledge coupled with his passion for real estate and love of Columbia County means someone who knows his way around a deal and will always be in your corner!

Donna Knight Celebrates 2 Year Anniversary

Congratulations to Donna Knight who is celebrating her Second Anniversary with Beach & Bartolo Realtors.

Donna believes that treating customers like family is both a guiding principle and a way of life.

Donna has lived in Columbia County for the past thirty years. She initially worked in computer software design.  Her second child’s complicated medical and educational needs, created a passion to advocate for the disabled.  She has worked closely with many families with disabled children in the Chatham Schoo


l District and beyond. She also serves on the board of COARC which is a chapter of the ARC of New York serving the disabled population of Columbia County as well as High-N-Mighty which is a PATH certified riding center.

Donna and her husband Jeff have been investing in real estate throughout the area for many years. She was a member of the Town of Canaan Planning board for ten years. She now brings this experience to help guide and advise buyers and sellers. Real Estate ownership and management has been the perfect avocation for an active mother of three now adult children. It is not uncommon to see her walking into the local building supply store in her paint stained jeans to pick up the materials needed to complete a repair.

In her free time, you will often see Donna in the warm weather months working in her flower gardens or soaking up the sun at Queechy Lake.

In response to the COVID-19, the Copake Grange is matching up volunteers who want to help, with individuals who are home bound and need assistance with getting groceries or prescriptions.

Ann Levitt Celebrates Anniversary

Congratulations to Ann Levitt who is celebrating her 14th year anniversary of being an Associate Broker with Beach & Bartolo Realtors.

Born and raised in Westchester County, Ann attended Cornell University and embarked on a successful career in advertising sales and marketing in Long Island and Manhattan.

Almost 20 years ago, Ann and her husband discovered Columbia County and became typical weekenders. Enjoying the beauty of the mountains, farmland, the Hudson River, cultural events, boating, fishing, they decided 10 years ago, to make Columbia County their full time home.

Joining Beach and Bartolo as an Associate Broker, Ann brought her experience as both a weekender and a full time resident in both listing homes for sale and finding the best values for her home buyers. Her professional credentials represent the broad base of her knowledge. She has the National Association of Realtors credentials as a Resort and Second Home Specialist and as a Senior Residential Specialist. An Update From us on COVID-19

To all our clients & customers both current and past, we at Beach & Bartolo, Realtors would like to share what our plans are during the COVID-19 crisis.  Our office at 34 Main Street, in Chatham, is closed to comply with Gov. Cuomo’s ordered closure of all offices for non-essential businesses. Additionally, the Governor has ordered that ALL Realtors stop showing houses and hosting open houses as of Sunday evening. 

All of our agents are working remotely, and will continue to market our seller’s homes and search for listings for our buyer clients so that we can minimize the effects of this necessary pause. Bret Coladner Celebrates 3 year Anniversary

Having been a café owner for 20 years, Bret Coladner has extensive experience in customer service. He is accustomed to hard work and long hours, and has the organizational skills to keep a business running. He specializes in residential rental and sales, as well as commercial real estate, and enjoys being an informative resource for his clients.

A  graduate of Long Island University Southampton College, Bret spent 20 years as the owner and operator of the Brooklyn Grind, a college campus espresso café on the Brooklyn campus of Long Island University. Before that, he lived in Japan for almost six years working as an English teacher, and was a stockbroker in California.

Though extremely business savvy, Bret is first and foremost a genuine person. “I will, and have always, done whatever it takes to make my customers happy. Whether preparing a cup of cappuccino exactly how they liked it or finding the perfect home in a community they covet, I find a way to fulfill my customers wants and desires.”

Bret is a Chatham resident. He has been married for 25 years and has a daughter who just graduated from college, plus he has a beautiful Bernese Mountain dog, Lilly, with whom he shares his home. He speaks passable Japanese, loves outdoor sports like fishing and snowshoeing, and is an avid bicycle rider who has cycled around Japan and parts of Indonesia. In his free time, you can find Bret out exploring the environs of Columbia County on his bike or at home tending to his vegetable garden.
